| Lincoln 2000- A Hope V1 Development |

Lincoln 2000 consisted of the comprehensive revitalization of a large-scale public housing development within Roanoke's city limits. MarshWitt helped the City secure a Federal Hope VI Grant to evaluate and transform the 300-unit public housing development into a community-oriented neighborhood. With a construction cost of over $25M, the project included necessary repairs to 79 multi-family structures, selective demolition, removal and relocation of streets, infrastructure changes, and other site improvements. |

West Creek Manor Apartments

This Virginia Housing & Development Authority (VHDA) owned complex contains 25 buildings and 200 units, managed by Habitat America. In addition to renovation plans for all 200 units, HAA provided design for the renovation of one of the existing 8 unit apartment buildings into a new property office, model apartment, and community center on the first floor, and three ADA Type “B” and one ADA Type “A” accessible units on the second floor.
The design includes an elevator with an entry vestibule that provides barrier free access to all areas of the building. Accessible features included in the design were roll-in showers, 30” kitchen counters, compliant appliances and fixtures, cabinets with knee clearance and washers and dryers off the kitchen. Outside a new meandering sidewalk was designed and installed between the buildings and the street to provide accessibility between the apartment buildings and the new office.

| Southeast Roanoke...By Design

MarshWitt was commissioned to work with the residents of Southeast Roanoke to conduct a neighborhood study, part of which focused on affordable housing. The study area encompassed 14 city blocks housing 160 individual homes, open lots, vacant housing, and commercial areas. This bold plan focused on housing rehabilitation and infill opportunities and addressed community service needs, commercial rehabilitation, and gateway development and landscaping. The plan also outlined "neighborhood calming" and the potential for major transportation improvements to fully restore the residential character of the neighborhood.

The Crest at Longwood

This project is a partial renovation of a 108-unit apartment complex, owned by the Virginia Housing & Development Authority (VHDA). New interior finishes, fixtures, appliances, patio doors & patio roofs were added to substantially improve the formerly water damaged units that were originally built in 1973. HAA provided construction documents and unit-by-unit inspections.

John Early Apartments

These renovated apartments, constructed in 1978, were formerly known as Raintree East Apartments. This project was a Low Income Housing Tax Credit (LIHTC) and consisted of renovating the 78 one and two-bedroom units and community center. HAA provided construction documents and worked closely during construction with the owner, Virginia United Methodist Housing Development Corporation, property management F&W and the Virginia Housing & Development Authority (VHDA), which sponsored the rehabilitation project.

Ashton Hill Apartments

Our team provided construction documents, structural review and contract administration for the existing 216-unit apartment complex, which is the former Spanish Trace Apartments originally built in the 1970’s. Improvements to the water-damaged complex include interior renovations and new patio and entry roofs. HAA also provided plans to demolish several existing buildings to build new condominium units.

This Low Income Housing Tax Credit (LIHTC) by Virginia Housing & Development Authority (VHDA) combined two apartment developments, The Mews and San Souci. This project totaled 504 unit renovations, which is the largest tax credit rehabilitation ever undertaken by VHDA. HAA provided contract documents and construction administration. |
