Land Development is becoming a more difficult aspect of any project as regulations regarding stormwater management, traffic analysis, erosion and sediment control and local zoning ordinances become more stringent.

In the past, developing the land for a project was a small percentage of the overall construction cost, however, this is no longer the case as regulations increase and the less desirable land is being developed.  The regulatory agencies reviewing site plans could for a particular project could include: the local municipality, Western Virginia Water Authority (WVWA), Virginia Department of Transportation (VDOT) and the Department of Conservation and Recreation (DCR). If wetlands or creeks are present then the Department of Environmental Quality (DEQ), and Corps of Engineers may become involved.
